In tough times for Ukraine, the number of real estate transactions has increased. This is due to low prices and the constant need of citizens for housing or renting an office. What real estate is in demand?
Young people who have recently started a family and people aged 35-55 often turn to the agencies for residential real estate. Young people generally are interested in buying budget housing and commonly buy resale property and most often on credit. Taking into account this fact and the immediate situation in perspective, banks reach out to people and significantly reduced mortgage loan rates.
Due to the reduced prices for real estate, many buyers intend to purchase housing for income generation in perspective and invest money mainly in both residential and commercial property located in big cities. Offers for renting an office or apartment at all times have been relevant and in fashion, especially when it is a long term office lease or long term apartment lease. This is a great opportunity for passive income.
Forecasts
From the perspective of analysts, real estate prices will not increase, but there is no confidence in the growth of buyers' activity either. It entirely depends on the exchange rate and the position of financial institutions in our country.
Real estate agency clients are often interested in the resale property, especially in new houses. For example, many buyers hesitate to buy apartments in new buildings that are at the initial construction phase and usually buy apartments or rent offices in the fully commissioned houses. In view of the increased utility prices and the lack of mortgage lending, economy-class apartments for living and office work are in great demand. Ready-to-move-in one- and two-room apartments with a larger area in new buildings are also in demand, but wealthy people can afford them in general.
Developers are trying to sell relatively inexpensive apartments in completed houses, and offices in office centers, since the number of commissioned constructional projects has greatly decreased. That is very good for the buyers. Lack of risks and the transaction transparency are also the advantages of such purchase.
Due to that fact that the exchange rates and property prices have become relatively stable and the number of the real estate transactions increased at the end of 2020, especially in Kiev, it is predicted, that such acquisitions will continue in the future. Since real estate owners are now willingly lowering prices, in order to rent an office or an apartment for an office on a long-term basis, you can choose among a sufficiently large number of options, both in residential areas and in the center of Kiev, at very favorable prices. Especially when such real estate have to be sold quite quickly.
